Our only cottage (so far!) with its very own waterfall, Budle Falls offers a unique combination of Northumbrian Coast and Country. It forms part of a working smallholding of around 9 acres with a truly enviable coastal location - nestled into the Lindisfarne Nature Reserve, an Area of Outstanding Natural Beauty and Special Scientific Interest, with Budle Bay's vast expanse of mud flats creating a sanctuary for thousands of coastal and land birds - a true bird watcher's delight!

Situated in the historic 13th century hamlet of Waren Mill, just two miles north of Bamburgh, this single storey restored hemmel has recently been refurbished for 2014, with gorgeous new sofas and soft furnishings and a calm Farrow and Ball colour scheme. It is set in the grounds of the owners' beautifully converted water mill which dates back, in parts, to the 12th century. The cottage has been decorated in keeping with its surroundings with great taste and attention to detail. Vaulted ceilings characterise the interior with light and airy open-plan living accommodation. The master bedroom benefits from a feature king sized bed and the bunk bedded room will prove a hit with our younger visitors. It sits adjacent to another of our country retreats  Budle Haugh

Lots of outdoor space will also add to the appeal with both private lawn and sitting out area and a shared large garden.Guests will have the opportunity to befriend the resident sheep (Angel, Tuppence, Daisy Doo, Petal and Butterfly White) and the chickens (Lollipop, Peppa, Dora, Fifi, Harriet, Bish, Bash and Bosh), who have been known to leave the odd free range egg on the doorstep! Some of the chickens are currently laying blue eggs for some reason!

And pigs now on site – pigs sleeping in Hogswarts, and will be called Harry Trotter, Makin Bacon and Bamburgh Banger, and only one duck named yet – Dottie duck and her 3 friends. The latest addition to the animal family is a Jasper the Pony who is sure to work his way into many a guest's heart.

The waterfall, a real feature of the back garden, is actually constructed from the original stone wear for the Water Mill and is turned on between certain times of the day and beautifully illuminated at night. It is securely fenced so, parents, NO cause for concern!

Children at Budle Falls     

We have given this our highest 5 duckling rating as children will be delighted by all this cottage has to offer. They will love to play Pooh Sticks over the little bridge and run free in the woods and paddocks, spotting signs or even catching a glimpse of the vast array of wildlife including foxes, badgers, rabbits, deer, woodpeckers and bats. The garden and children's play area shared with the owners will thrill the young guests and other items for the younger ones in your party include dressing up box, games, toy box, swing ball, sand pit and selection of buckets & spades. There is also a games room with pool and football tables, shared with neighbouring Budle Haugh.

A travel cot, highchair, baby bath, baby rucksack, stroller and steriliser can be provided on request. The children's bunk beds have memory foam mattress toppers for extra comfort and this might even help the little ones sleep even longer!

Location and surrounding area (Map)

Budle Falls makes a great base for exploring the magnificent Northumbrian coastline and countryside, close to walks and cycle routes. It lies only 2 miles from Bamburgh with its historic castle, many amenities and beaches and the village of Belford inland. Close by is Holy Island, with one of the most important centres of early christianity in Anglo Saxon England, the Lindisfarne Priory. This cottage also has the benefit, despite its rural location, of being within walking distance of a highly recommended restaurant in the Waren House Hotel (for adults without children).

"A wonderful cottage – the more you look, the more you find. We've had a fabulous time here, both "home" and throughout Northumberland.  The children loved the toys and all the outside space. Halloween party invite was a thoughtful touch by Allison, my appreciated by the little ones! "Had a fantastic week at Budle Falls. Allison had laid on lots of special touches to make us feel at home. The kids loved playing with the toys. The farm is fantastic and the kids loved exploring, and feeding the animals. So much to do here that it was hard to encourage the kids away!  We did manage trips to Seahouses soft play/ crazy golf. Very windswept trip to beach. Barter Books is well worth a trip. The Ocean Club is fantastic. Alnwick Castle was good – we learnt to fly broomsticks and dressed as princes and knights – well worth a trip. Billy Shiels 90 minute boat trip around Farne Islands to see grey seals is great. "Big thank you to Allison and family for making our first trip to Northumberland very memorable. From the moment we arrived here at Budle Falls, we felt right at home. The farm was filled with jam packed fun and adventure for the kids, collecting eggs was the highlight of our daughter's morning. From visits to Holy Island, to beautiful beaches like Ross Sands and Bamburgh – there was something truly amazing around every corner. An absolute must if you have kids is a trip to the Heatherslaw Railway at Ford and Etal.  We were sad to leave but couldn't have asked for a better stay, a great trip before going back to school.. And this is to say nothing of our visit to Holy Island, the Farne islands, Dunstanburgh, Low Newton, Alnwick Castle, Barter Books, Berwick, not to mention every ice cream vendor on the East Coast. "Lovely cottage, beautifully fitted out with some really nice touches. Great to have wifi, Sky, Wii, DS and DVDs. Fresh eggs were a delight and fun to collect. It was fun herding the hens and there was lots of fantastic play equipment. We loved Budle Peep. The whole coastline is beautiful but we especially recommend Dunstanburgh. Worth having National Trust membership and getting all day parking. We recommend Sunnyhill Farm Shop for lighter snacks, and the Coach Inn at Lesbury for bigger meals – best fish and chips we have ever eaten. Highly recommend to use the butchers in Bamburgh for excellent sausages, ham and sausage rolls – a Rick Stein Hero. Thank you for a lovely stay!!!" Paul and family August 2013.

What a fantastic little holiday, this was booked as a surprise for my 40th birthday. We had a wonderful time at Budle Falls. The children especially loved the time they spent with Allison's children and really did not want to leave – they particularly liked playing with the large leaves! "We have had the most amazing 14 days here. The weather was unbelievable, but we would have loved it even in bad weather. Thank you so much Allison for making our holiday the best ever – thanks especially for my husband's birthday tea and for sharing his party! My daughter would like to say thank you to Allison's daughter for being her "big sister" and teaching her bouncing tricks on the trampoline. Some places we enjoyed (bearing in mind we were looking for attractions suitable for a lively 4 year old) included Alnwick Gardens – fantastic lunch in the Treehouse restaurant and then lots of fun in the gardens,; Barter Books – amazing bookshop and café in the old railway station (a model train runs around above your head);  Sunnyhills Farm Shop – nice child friendly café with tractors and climbing frame,a nd great takeaway food in the shop; Heatherslaw light railway; fish and chips in Seahouses – pinnacles was delicious; Ocean Leisure Club is greta for swimming and has nice café afterwards; but of course, given the amazing weather we harm we spent most of our time on the beach. "We've had a fabulous week – great weather after a dodgy start. The Welcome was great and our son has been playing with Allison's children on a fair few occasions, starting with camp fire marshmallow fest on our first evening! We've had trips to some great beaches – Ross, Bamburgh, Embleton and Seahouses. East 20 minute walk to Ross from car park, and Embleton and Craster via Dunstanburgh Castle is a brilliant walk after lunch at The Jolly Fisherman. One day we walked up the Cheviots – really just an excuse to go to another tea shop – this time at Heatherslaw. 'The four of us; me, hubby and two children Sam aged 8 and Sophie aged 4, have just returned from a short break at Budle Falls. The facilities and attention paid to the children staying in this property are second to none. The secured gardens, play facilities, lamb, hen, pig and pony feeding all provided such a lovely opportunity and experience for them both and they loved it. We were aware that Budle Falls was surrounded by a vast amount of land but hadn’t appreciated or expected for that matter the effort and time that was to be afforded to us by Allison and her family. This is a huge selling point for this property and takes you by surprise when you get there.   We have stayed in a number of Coastal Retreat properties over the years and have always loved the experience, however, this property is definitely the jewel in the crown where young children are concerned. "Lovely cottage with home form home comforts. The log burner is a real treat especially in the evening. On arrival we were met by Allison and her daughter and my daughter and hers immediately bonded and went off playing on the trampoline.   We were given a guided tour of the farm and saw all the new born lambs and sadly two orphans (Allison rescued from another farm).
