' 100 Coolest Cottages' list

Our only cottage (so far!) with its very own waterfall, Budle Falls offers a unique combination of Northumbrian Coast and Country. It forms part of a working smallholding of around 9 acres with a truly enviable coastal location - nestled into the Lindisfarne Nature Reserve, an Area of Outstanding Natural Beauty and Special Scientific Interest, with Budle Bay's vast expanse of mud flats creating a sanctuary for thousands of coastal and land birds - a true bird watcher's delight!

Situated in the historic 13th century hamlet of Waren Mill, just two miles north of Bamburgh, this single storey restored hemmel is set in the grounds of the owners' beautifully converted water mill which dates back, in parts, to the 12th century. The cottage has been decorated in keeping with its surroundings with great taste and attention to detail. Vaulted ceilings characterise the interior with light and airy open-plan living accommodation. The master bedroom benefits from a feature king sized bed and the bunk bedded room will prove a hit with our younger visitors.

Lots of outdoor space will also add to the appeal with both private lawn and sitting out area and a shared large garden.Guests will have the opportunity to befriend the resident sheep (Angel, Tuppence, Daisy Doo, Petal and Butterfly White) and the chickens (Lollipop, Peppa, Dora, Fifi, Harriet, Bish, Bash and Bosh), who have been known to leave the odd free range egg on the doorstep! Some of the chickens are currently laying blue eggs for some reason!

And pigs now on site – pigs sleeping in Hogswarts, and will be called Harry Trotter, Makin Bacon and Bamburgh Banger, and only one duck named yet – Dottie duck and her 3 friends. The latest addition to the animal family is a Jasper the Pony who is sure to work his way into many a guest's heart.

The waterfall, a real feature of the back garden, is actually constructed from the original stone wear for the Water Mill and is turned on between certain times of the day and beautifully illuminated at night. It is securely fenced so, parents, NO cause for concern!

Children at Budle Falls

We have given this our highest 5 duckling rating as children will be delighted by all this cottage has to offer. They will love to play Pooh Sticks over the little bridge and run free in the woods and paddocks, spotting signs or even catching a glimpse of the vast array of wildlife including foxes, badgers, rabbits, deer, woodpeckers and bats. The garden and children's play area shared with the owners will thrill the young guests and other items for the younger ones in your party include dressing up box, games, toy box, swing ball, sand pit and selection of buckets & spades.

A travel cot, highchair, baby bath, baby bouncer, baby swing chair, child back pack carrier, baby walker and steriliser can be provided on request. The children's bunk beds have memory foam mattress toppers for extra comfort and this might even help the little ones sleep even longer!

Location and surrounding area

Budle Falls makes a great base for exploring the magnificent Northumbrian coastline and countryside, close to walks and cycle routes. It lies only 2 miles from Bamburgh with its historic castle, many amenities and beaches and the village of Belford inland. Close by is Holy Island, with one of the most important centres of early christianity in Anglo Saxon England, the Lindisfarne Priory. This cottage also has the benefit, despite its rural location, of being within walking distance of a highly recommended restaurant in the Waren House Hotel (for adults without children).

Recommendations

Couple looking for some peace and quiet in chic country surroundings or a small family where the children will love the open space. Bird watchers, cyclists, walkers and nature lovers will also love this cottage and the location on the edge of Budle Bay. Budle Falls also makes an excellent photo shoot or film location.

“We could not have wished for a better start to 2011.  It was so lovely to arrive to find the cottage decorated for Christmas.  Joe and Owen have loved playing with the toys Jedd and Hope kindly left for them.  Feeding the animals and fishing have been highlights for us.  This is such an amazing lace you could spend days just playing and exploring.  Children will never be bored staying here. I have been coming to Northumberland for holidays for over 30 years and we have never stayed anywhere as wonderful as Budle Falls. Thank you for our presents and for a fantastic break .”....Christy and family, New Year 2011.

'The cottage was immaculate and smelt largely of the flowers that had been left for us...everything was supplied for us - far more than expected...especially impressed with all the added touches like the free range eggs.'

'We'll be booking again, thank you so much. Please say a big thank you to Allison for looking after us so well'

'Small but beautifully formed!'

'The cottage was everything and more than we expected - beautifully furnished, fresh flowers, nice bottle of wine, every cooking utensil you ever needed, great outdoor areas with toys, books and games to keep our child happy and occupied.'

'A real home from home.'

'We really enjoyed playing Pooh sticks over the bridge at the cottage and exploring the grounds and paths-and seeing deer close up!'

'Its just been great and we would love to come back and stay again - thank you!'

'We have had a lovely stay at Budle Falls - cottage is amazing, garden is fantastic for wee ones. We spent lots of time chilling at Budle Falls.'

'All in all we had a fantastic time-thanks for a great stay.'

' 9 out of 10-would have been a 10 if weather better!!  Cottage was perfect!
We had a fantastic time at Budle Falls, it is a beautiful place. The cottage had everything to make our holiday relaxing and enjoyable.
We loved exploring the beautiful grounds and paths around the cottage and our little boy loved the chickens and sheep!'

'Very very enjoyable! We really have had a fantastic time. The cottage is great – everything has been thought of, from baby shampoo to candles in the bathroom! Ben loved feeding the lambs and coming back laden with freshly laid eggs every day. Allison and family have all been very welcoming and helpful'......Louise, June 2010

'We have had a fantastic 3 night stay at Budle Falls.  The cottage is lovely – so homely and Allison made sure we had everything we needed and more.  Thanks for a lovely stay – its a lovely escape from our hectic life at home – hope to come back soon – if there is any availability left!'....Katy May 2010

'We have had a fantastic holiday at Budle Falls – the first holiday where we have actually felt relaxed -  even with two small children who have short attention spans!  The cottage is amazing with everything we needed and more, and Eve loved the toys and dressing up clothes. We all enjoyed feeding the lambs and walking around the grounds.  A big thank you to Allison and family for such a warm welcome and hospitality – we hope to come back in June next year – 7 nights is not long enough!'...David May 2010

'The cottage is delightful and the cheery welcome and welcome pack were very much appreciated after our long journey here.  Allison and family, you have a lovely cottage and grounds.  Thank you for allowing us to share it.'...Brian April 2010

'This is a beautiful cottage.  It's been done up with such good taste.  On our first evening here we fed lambs – first time ever. Thanks again for making us feel so welcome.'....David April 2010

' We love Budle Falls – it is so beautiful.  You have thought of everything and made holidaying with a toddler so easy.  Thank you very much.  We will be coming again.  We enjoyed collecting eggs and playing in the great garden but the huge hit was lamb feeding.  We have had a very relaxing break in a beautiful cottage and nothing seemed too much trouble from toys to eggs, to seeing the lambs even when they were in bed.  Allison and family, thank you all so very much.  We will be recommending you to our family and friends.'.....Andrew April 2010

'We all had a fantastic time here largely thanks to Allison’s kindness and thoughtfulness when it came to creating a fabulous haven for parents with kids – from all the dressing up costumes for Sylvie, to helping her feed the lambs and collect eggs.  All in all, one of our most relaxing holidays to date with the little “un”.  Thank you Allison and family.'....Mike April 2010

'This has been a wonderful base from which to explore this fabulous stretch of Northumberland coast.  For Jamie and Alice, the greatest thrill has been experiencing the delights of Budle Falls.  There is nothing now they do not know about hens and lambs.  Thank you so much Allison for your kindness and patience with them and showing them the ropes.  Allowing them the freedom to roam and explore has added immensely to our relaxation!  You have a special haven here.  We wish you all the best for your future plans and thank you for a special holiday.'......Louise April 2010

'Umpteenth visit to Northumberland but our first to Budle Falls.  It won’t be our last!  The kids have had a ball, playing with Allison’s children.  We have hardly seen them.  This is one of our most child and family friendly cottages we have ever stayed in (the others being Coastal Retreats too!).  Kirsten and Andrew got to name the lambs that arrived while they were here – Thomas and Holly – and we will have trouble dragging them away.  We’re sad to go too.  Thanks to Allison and family for such a warm welcome.'...Eileen April 2010

'Thank you for providing such a haven for the stressed!  Going back to work in London will feel very strange after this.  We have enjoyed our days exploring the coast from Berwick to Alnwick and inland through the borders to Scotland.  The best part of each day was coming “home” watching the chickens and the Jacob sheep and wishing we could be here for when they have their lambs.'....Yvonne March 2010

'Our second year in Northumberland, last year minus Alfie.  Budle Falls met all our expectations and more...from the warm welcome on arrival, the superb cottage, full of everything you could need including a bed and toys for Alfie (the puppie)!  Oh yes, and our goodies were really nice too!! (The hamper was especially nice – thanks!)  We came away to chill out in comfort, walk Alfie and enjoy the beautiful countryside – we definitely achieved all of the above.  We plan to come back.  Thanks Allison and family.'....Debbie March 2010

'We’ve really enjoyed our stay at Budle Falls – especially the warm welcome from Allison and her family.  It is very unusual to get the holiday “blurb” personalised with our names and Allison also contacted Country Retreats in advance of our stay to find out how old Sam was so age appropriate toys could be left out.  We really appreciated that – Sam particularly loved the millions of dressing up costumes you had!  All in all Northumberland is a great place to visit – we will be back!'....Ritchie March 2010

'We had a great (but too short!) time in a great cottage full of home comforts.  Thanks Allison for being so attentive and never have the kids been so easy to get to bed – something to do with the huge range of DVDs for their room.  We will be back – thanks again!'....Alison February 2010

'Thank you for my Hannah Montana game set that you left on the doorstep for me to use while I was here.  I liked the Barbies and the laptop.  Thanks I had a great time and do not want to leave.'....Megan February 2010 (aged 10)

'We have had a lovely relaxing time in this gorgeous cottage – have taken lots of ideas home!  Thanks to Allison for being a caring and attentive host.  We loved the rainwater shower (could have stayed in there all day). Loved the stargazing too'

We have already booked our October holiday with Coastal Retreats – can’t wait!'....Sharon February 2010

'We have thoroughly enjoyed our first family holiday, our only complaints are that a weekend wasn’t long enough and the bed is so comfortable we didn’t want to get up in the morning!  Bethan (5 months) has clearly been very happy – she has sat in a highchair for the first time and slept through which is most unusual, so the cot must be very comfortable! We have been made to feel very welcome – the jam and eggs and wine were very much appreciated.  Finding us a bouncy chair and extra baby blanket was so thoughtful – this place really is truly “baby friendly”.  Thank you to Allison and her family for making us so comfortable and looking after us.  We plan a return trip very soon.'....The Jones family January 2010

'We have enjoyed a lovely snowy week at Budle Falls.  Thank you so much for clearing the driveway – we hope your backs have recovered!!  We have been made very welcome and everything we could have wished for has been provided.  Oliver (and his dad for that matter!!) loved the sledging and snowman building.  We hope to return at a warmer time to experience some of the activities that weren’t possible in the snow!  Thank you Allison and family for a fantastic week!'....Zoe January 2010

'Quite simply a perfect place to start another decade.'...Louise New Yeas 2010

'The cottage is a delight to spend Christmas in, the walks to Bamburgh are superb!  Thank you for such a lovely warm welcome and the presents – we’ll definitely be back!'...Andra Christmas 2009

'We all had a perfect start to Christmas here at Budle Falls.  The tree, decorations and even presents (for us and the dog) made our stay so much more special.  This has to be one of the best places to relax in the North east.  The only problem being the bed was a little too comfy!!  Thanks for a lovely time.'...Alistair December 2009

'A super week at Budle Falls – Allison was very hospitable and friendly – a great advert for Northumberland! '...Healys October 2009

'We decided at a moment’s notice to come away for a weekend to Northumberland to Budle Falls.  Allison and her family have been the perfect hosts.  We have thoroughly enjoyed our weekend at this fantastic cottage, which has been converted and decorated to a very high standard. A very relaxing weekend – hopefully we will all be back!'....Nick October 2009

'What a fantastic weekend!  We came to Budle Falls to celebrate my birthday and recharge and it has been the perfect place to do it.  We have been overwhelmed by Allison and her family’s hospitality, generosity and helpfulness, and charmed by their children. We can highly recommend Bywell Shooting Club ..very professional and very enjoyable even for the spectators!   Mostly we have enjoyed spending time in the cottage and all it has to offer.  Many thanks!'....Tim October 2009

“When we booked Budle Falls on line we had a feeling we were in for a good holiday but we weren’t to know how good it would turn out to be!  Allison has been a fantastic host, with an incredible amount of thought given to all the little details that make a holiday a bit more special!! – the age appropriate toys, fresh eggs on arrival, Easter treats for the kids, bath toys, Nintendo games etc etc. We are already planning when to come back – a fantastic time had by all x” Karen April 2011
