Our only cottage (so far!) with its very own waterfall, Budle Falls offers a unique combination of Northumbrian Coast and Country. It forms part of a working smallholding of around 9 acres with a truly enviable coastal location - nestled into the Lindisfarne Nature Reserve, an Area of Outstanding Natural Beauty and Special Scientific Interest, with Budle Bay's vast expanse of mud flats creating a sanctuary for thousands of coastal and land birds - a true bird watcher's delight!
Situated in the historic 13th century hamlet of Waren Mill, just two miles north of Bamburgh, this single storey restored hemmel has recently been refurbished for 2014, with gorgeous new sofas and soft furnishings and a calm Farrow and Ball colour scheme. It is set in the grounds of the owners' beautifully converted water mill which dates back, in parts, to the 12th century. The cottage has been decorated in keeping with its surroundings with great taste and attention to detail. Vaulted ceilings characterise the interior with light and airy open-plan living accommodation. The master bedroom benefits from a feature king sized bed and the bunk bedded room will prove a hit with our younger visitors. It sits adjacent to another of our country retreats Budle Haugh
Lots of outdoor space will also add to the appeal with both private lawn and sitting out area and a shared large garden.Guests will have the opportunity to befriend the resident sheep (Angel, Tuppence, Daisy Doo, Petal and Butterfly White) and the chickens (Lollipop, Peppa, Dora, Fifi, Harriet, Bish, Bash and Bosh), who have been known to leave the odd free range egg on the doorstep! Some of the chickens are currently laying blue eggs for some reason!
And pigs now on site – pigs sleeping in Hogswarts, and will be called Harry Trotter, Makin Bacon and Bamburgh Banger, and only one duck named yet – Dottie duck and her 3 friends. The latest addition to the animal family is a Jasper the Pony who is sure to work his way into many a guest's heart.
The waterfall, a real feature of the back garden, is actually constructed from the original stone wear for the Water Mill and is turned on between certain times of the day and beautifully illuminated at night. It is securely fenced so, parents, NO cause for concern!

Children at Budle Falls
We have given this our highest 5 duckling rating as children will be delighted by all this cottage has to offer. They will love to play Pooh Sticks over the little bridge and run free in the woods and paddocks, spotting signs or even catching a glimpse of the vast array of wildlife including foxes, badgers, rabbits, deer, woodpeckers and bats. The garden and children's play area shared with the owners will thrill the young guests and other items for the younger ones in your party include dressing up box, games, toy box, swing ball, sand pit and selection of buckets & spades. There is also a games room with pool and football tables, shared with neighbouring Budle Haugh.

Location and surrounding area (Map)
Budle Falls makes a great base for exploring the magnificent Northumbrian coastline and countryside, close to walks and cycle routes. It lies only 2 miles from Bamburgh with its historic castle, many amenities and beaches and the village of Belford inland. Close by is Holy Island, with one of the most important centres of early christianity in Anglo Saxon England, the Lindisfarne Priory. This cottage also has the benefit, despite its rural location, of being within walking distance of a highly recommended restaurant in the Waren House Hotel (for adults without children).
Couple looking for some peace and quiet in chic country surroundings or a small family where the children will love the open space. Bird watchers, cyclists, walkers and nature lovers will also love this cottage and the location on the edge of Budle Bay.Why not book it with friends who can have the neighbouring 2 bedroom cottage Budle Haugh ? Budle Falls also makes an excellent photo shoot or film location.
Country Retreats Candid Comments ( giving you the only down sides we can think of about a property before you book!)
Budle Falls is quite compact. A family of 4 grown ups plus a dog may be challenging!!
The second bedroom is small and has bunk beds not twin so is really only suitable for children. The living area is beautiful but compact so a family with larger children and say, a dog, may find it a little cramped, but many have not minded due to the wealth of outdoor space! It is attached to the owner's property and the 9 acres of grounds are shared with the owner's family although you do have your own private garden and patio area.

"Our first time on the farm, but definitely not our last. We love this part of the workd and thoroughly enjoyed our few days; walking on the beaches, exploring the farm" and sipping tea and coffee (…and beer and wine!?!) Thank you for making us feel so welcome – it means a lot. Thanks for the extras too – and our son loved it here! Highlights? Low Newton to Dunstanburgh on the Beach, Craster to Howick and of course, Bamburgh - stunning (oh, and the Shoreline Café in Craster – nice cake!)" Jude and family, March 2014
"Thank you for making our holiday so comfortable and enjoyable. We've all got such happy memories of our time a Budle Falls, and of sunning ourselves at Bamburgh Beach, and cooling off in the sea. And having birthday tea outside on the lawn was a wonderful highlight." - July 2013
We loves these photos on Flickr posted by one of our guests!
"We had the most fabulous time! The cottage is great – a real home-from-home with extras! Our children loved playing with Allison's daughter and meeting the animals. Feeding the lambs was a highlight. I enjoyed the spectacle of hubby shearing a sheep and I know he enjoyed it too – not so sure about the sheep though! Thank you for a wonderful stay!"
Victoria and family – June 2013
"Like so many others, our highlight has been feeding the lambs. We love the pigs too but they are not quite so cuddly!. We only wish we had longer. Thank you Allison and the team for all the finishing touches and hospitality." Sam and family, May 2013
"We have really enjoyed our first proper family holiday at Budle Falls. The cottage is perfect and so child friendly. I will be recommending to my friends with kids. Allison and the family are extremely friendly and helpful. The grounds and the animals make this a unique place to stay. Hope to come back soon xxx". Clare and family including 6 month old daughter - May 2013
"This is our second visit to Budle Falls. We have had a fantastic time. The cottage is beautiful and has a feeling of home. The children have loved being here and we are sad to be leaving. Thank you for making our long weekend memorable one (again). Feeding the lambs has made my 2 year old's year. We will be back again. X" Rachel and family - April 2013
"Lovely cottage with home form home comforts. The log burner is a real treat especially in the evening. On arrival we were met by Allison and her daughter and my daughter and hers immediately bonded and went off playing on the trampoline. We were given a guided tour of the farm and saw all the new born lambs and sadly two orphans (Allison rescued from another farm). Our girls enjoyed feeding the two orphaned lambs and collecting fresh eggs. Thanks to Allison's children for sharing everything." Kev and family - April 2013
" We had a truly amazing week at Budle Falls - a welcome break from London and certainly worth the 8 hour drive!!! Thank you so much to Allison for being so warm and welcoming and giving our city kids a real taste of country life! The highlight certainly had to be bottle feeding the orphaned lambs and waking up to discover the gorgeous new born lambs. This may be what makes Budle Falls unique. My son had a fantastic time playing war games with Allison's son and our daughter bonded with Allison's daughter while bouncing (!) and looking after lambs. Thank you too to Allison's children for the lovely welcome and for sharing everything. We would love to cop me back here one day and will certainly recommend it to friends! THANK YOU!!!!" Miranda and family - March 2013.
